The report was 47 pages of forensic detail. Our solicitor called it one of the most thorough she'd seen in twenty years. We renegotiated £12,000 off the asking price on the strength of it.

Building Survey (RICS Level 3) · January 2026

Category 352 pages

Defect Identified

Active rising damp — kitchen & hallway

Report Extract

Moisture readings at skirting board level recorded at 87–94% WME across a 4.2-metre run in the kitchen and 2.8 metres in the hallway. The original lime plaster has been replaced with dense cement render, which is trapping moisture and accelerating salt crystallisation. A ██████ damp-proof course was identified but shows evidence of bridging at three points.

Outcome

Vendor agreed to remedial works or £8,500 reduction
